Oyster Bay's 1,700 or so homes range from original fibro shacks to some of the Shire's most luxurious waterfront houses, many facing north over the Georges River. Older raised homes often suit a system most people have never heard of: underfloor ducting.
Updated October 2026
Air conditioning in Oyster Bay depends a lot on the age of the house. Older raised fibro and timber homes often have more space under the floor than in the roof, which makes underfloor ducted air conditioning a neat option. Newer waterfront rebuilds usually suit ceiling ducted or VRV. Alpha & Omega has installed every kind across the Sutherland Shire since 1989.
Many older Oyster Bay homes are raised on piers, with a low-pitched roof that leaves little room for ductwork above the ceiling. The subfloor, though, often has plenty of space.
Underfloor ducting runs the ducts beneath the house and brings air up through floor vents. In winter, warm air rising from the floor is especially comfortable.
Oyster Bay's mix of old and new homes means there is no single answer.
| Home | What we look at | What usually fits |
|---|---|---|
| Raised fibro or timber cottage | Subfloor height, access and roof space | Underfloor ducted, or splits in the main rooms Ducted options → |
| 1960s to 80s brick home | Roof space and how the rooms are laid out | Ceiling ducted with zoning Zoned ducted → |
| North-facing waterfront rebuild | Large glass, several levels, salt from the river | Zoned ducted or VRV VRV → |
| Single room or granny flat | How often it is used | A split system Splits → |
We will check the subfloor height, access and roof space on a site visit, then tell you which option makes sense.
Every system type, matched to the house in front of us.
Raised homes on piers are common in Oyster Bay, and the space underneath is often ideal for ductwork.
Ducts beneath the house, air through floor vents.
Underfloor →Zoned whole-home comfort where roof space allows.
Ceiling ducted →For large multi-level waterfront rebuilds.
VRV →Simple, efficient cooling for single rooms.
Splits →Filter, coil and duct checks for every system type.
Servicing →Fault finding for ducted and split systems.
Repairs →Daikin's ducted range includes units that suit both ceiling and underfloor installs, and their inverter technology keeps temperatures steady.

The same practical approach suits the other river suburbs nearby.
It is a ducted system with the ductwork run beneath the house instead of in the roof. Conditioned air comes up through vents in the floor. It suits raised homes with good subfloor access.
Yes. It works for both, although many people notice the biggest difference in winter, because warm air rising from the floor feels very comfortable.
Enough to install and later service the ducts and, in some cases, the indoor unit safely. We check height, access and ground conditions on a site visit.
Neither is better in every case. Ceiling ducted is more common, but underfloor can be the neater choice when the roof space is tight and the subfloor is roomy.
Zoned ducted or VRV, sized to account for large glazing and multiple levels. North-facing glass also brings welcome winter sun, so zoning helps balance the house.
Yes. We work under ARC refrigerant licence AU54289 and NSW contractor licence 329810C.
A licensed technician will look at the roof, the subfloor and the rooms, then quote the system that suits your house best.
