Damp, brackish air
Tidal canals keep the air humid and slightly salty, which is hard on outdoor coils and electrical connections.
Coated coils, sealed connections and a coil rinse at every service.
Almost every Sylvania Waters home backs onto water. That brings salt and humidity, big glass facing the canal, and neighbours across the water who will hear a noisy outdoor unit.

Air conditioning in Sylvania Waters has to deal with water on at least one side of nearly every home. The canals bring salt and humidity, glass facing the water brings heat, and sound travels easily to the houses opposite. Alpha & Omega designs Sylvania Waters installs around all three, using quiet Daikin systems with corrosion-resistant coils.
The estate was built from the 1960s on land reclaimed from Gwawley Bay, with kilometres of retaining wall and water at the end of almost every block.
Tidal canals keep the air humid and slightly salty, which is hard on outdoor coils and electrical connections.
Coated coils, sealed connections and a coil rinse at every service.
Rebuilt homes often have walls of glass looking over the canal, and they soak up the afternoon sun.
Heat load worked out room by room with the glazing included, so the water-facing rooms aren't undersized.
Noise carries across a canal surprisingly well. A loud unit on the waterfront can annoy the neighbours opposite.
Quiet inverter units, placed on the street side or side of the house rather than the water frontage where possible.
The age and size of the house usually decide it.
| Home | What we usually find | Our usual recommendation |
|---|---|---|
| Original 1960s or 70s house | Single storey, modest roof space, rooms added over the years | Split systems in the main rooms, or slimline ducted if the roof allows See split options → |
| Modern two or three storey rebuild | Open-plan living, big glass on the canal side, bedrooms upstairs | Zoned ducted per level, or a VRV system for the largest homes See VRV → |
| Townhouse or villa | Shared walls and very little outdoor space | A multi-split with one compact outdoor unit See multi-split → |
Before we fit anything, we look at where the outdoor unit will sit relative to your neighbours, across the side fence and across the canal.
It is a small detail that saves a lot of awkward conversations later.
Full service for canal-front homes, from single splits to multi-level systems.
Most of our Sylvania Waters jobs are rebuilds or upgrades, where the outdoor unit position matters as much as the system itself.
One outdoor unit running many rooms across several levels.
VRV →Separate zones for each floor, so you only condition the levels in use.
Ducted →Simple, efficient cooling for original single-storey homes.
Split systems →Several rooms from one outdoor unit for townhouses and villas.
Multi-split →Coil rinses and connection checks suited to damp waterfront air.
Servicing →Corroded parts, gas leaks and systems that have lost their cooling.
Repairs →For waterfront homes we recommend Daikin. Every outdoor coil carries Daikin's Blue Fin anti-corrosion coating, and the inverter outdoor units run quietly, which matters when your neighbours are across the water.
Daikin recognises us as Residential, Commercial and VRV Aircon Experts.
Damp, salty air works on outdoor units all year round, so faults can creep up slowly.
These are the signs to watch for:
Other river and bay suburbs get the same waterfront approach.
Ideally on the street side or side of the house, away from the water frontage. That keeps it out of the worst of the damp air and stops noise carrying across the canal. It still needs space for airflow and safe service access.
For big multi-level rebuilds with many rooms, often yes. One VRV outdoor unit can run lots of indoor units of different styles, and heat some rooms while cooling others. For smaller homes, zoned ducted is usually more cost-effective.
Every six months is a good rule for canal-front homes. Damp, salty air builds up on the coil and connections faster than in inland suburbs.
Every Daikin outdoor coil comes with Blue Fin anti-corrosion coating as standard. Placement and regular servicing still matter, so we look after both as part of the install.
Yes. We remove the old equipment and fit a new split, multi-split or slimline ducted system to suit the roof space and rooms. We'll tell you honestly whether existing ductwork can be reused or needs replacing.
We hold ARC refrigerant handling licence AU54289, and our NSW contractor licence is 329810C.
